Acquisition criteria
What qualifies.
- Position. Signalized hard corners and high-visibility arterial frontage. Outparcels at grocery- and big-box-anchored centers. Commuter corridors preferred — traffic that passes daily beats traffic that visits occasionally.
- Size. Roughly one to ten acres — single pads to multi-pad sites.
- Use. Pad and retail development, ground-up commercial, and build-to-suit.
- Entitlement. Entitled, entitlement-ready, or unentitled with a clear path. Entitlement work is not a deterrent — it is where the firm adds value.
- Context. Rooftop growth, employment adjacency, and demographics that support daily-needs operators.
- Geography. Based in Chicagoland. Buying anywhere in the United States the numbers and the standard both hold. Depth in the Chicago metro; no attachment to it.
Submitting a site.
Direct and brokered submissions are both welcome, and commissions are honored as written. A site that fits gets a fast yes. A site that doesn’t gets a fast no — which is worth almost as much.
